
The Manarat Residences Phase 1 is a proposed residential tower located in the Saadiyat Cultural District (SCD) on Saadiyat Island, Abu Dhabi. This development comprises 273 residential apartments and is situated approximately 14 km from Abu Dhabi’s Central Business District (CBD). Strategically positioned southeast of the SCD Master Plan, the site is bordered by prominent landmarks, including the Berklee College of Music Abu Dhabi and Manarat Al Saadiyat to the north, Cranleigh Abu Dhabi School to the east, and Saadiyat Civil Defence office to the far west. The development aligns with Saadiyat Island’s vision of creating a vibrant residential and cultural hub.
Key challenges included managing the projected traffic generation of 327 trips during the busiest PM peak hour. Ensuring the internal road network and site access could handle these volumes effectively required comprehensive traffic analysis. Parking strategy development was critical to optimize space usage within the dense neighbourhood.
A detailed TIS was conducted, focusing on site access design, internal road network efficiency, and future traffic demands for the 2025 opening year, 2030 intermediate horizon year, and 2040 ultimate horizon year. Traffic analysis confirmed that all junctions within the study area would operate at acceptable Levels of Service (LOS) across all assessed years. ITC approval validated the project’s compliance with transport standards, ensuring that Manarat Residences seamlessly integrates with the Saadiyat Cultural District’s infrastructure while enhancing mobility and livability for its residents.
