Project Introduction

Ali & Sons Marine Engineering is an established engineering facility located in ICAD IV, Abu Dhabi, covering a total area of 15,105 sqm Gross Floor Area (GFA). The site is primarily dedicated to industrial land use with associated office space. It is situated approximately 45 km from Abu Dhabi City, and the development generates over 250 two-way trips during the peak hour. The project is in the process of seeking legalization and ITC approval for its existing buildings and operations, with the aim of ensuring compliance with local regulations.

Challenges

One of the main challenges is the requirement to secure ITC approval for the existing infrastructure, including site access and circulation plans. Given the mix of heavy and light industry, alongside office spaces, traffic flow and parking management are critical to ensure smooth operations. The facility generates significant traffic, impacting the surrounding road network, and a thorough traffic impact analysis is needed to assess its influence on peak hours and future growth in 2030 and 2040.

Solution

A comprehensive Transportation Impact Study (TIS) was conducted to evaluate the traffic impacts. The study focused on site access/egress design, circulation plans, and traffic flow during AM, IP, and PM peak hours. The analysis also addressed parking layout and its effect on the surrounding road network. The findings supported the development’s goal of acquiring ITC approval while ensuring minimal traffic disruption and effective site operations.
