
The Al Nahyan Stadium Commercial Area aims to transform the existing vacant ground and mezzanine spaces into vibrant commercial venues, including restaurants, a souk, a supermarket, offices, stores/showrooms, and a clinic. Located centrally in Abu Dhabi’s CBD, the site benefits from proximity to key landmarks such as Al Wahda Mall and the Abu Dhabi Central Bus Station. The development will generate significant traffic, with over 500 two-way trips during peak hours, contributing to the area’s commercial vibrancy while ensuring effective integration into the urban fabric.
The main challenge for this project lies in managing the traffic and parking demand due to the expected influx of visitors, especially during peak hours. With the development generating 190 trips during the AM peak and over 500 trips during the PM peak, efficient traffic flow and parking management are essential. Additionally, the proximity to busy commercial and residential areas adds pressure on the surrounding road infrastructure, requiring careful planning to ensure that all junctions and access points operate smoothly.
To address these challenges, a detailed Transportation Impact Study (TIS) was conducted, and a comprehensive parking strategy was developed. The design focused on efficient use of the available parking space, ensuring adequate provision for both visitors and service vehicles. Additionally, the design of car parks, circulation routes, and access for fire trucks and service vehicles were all reviewed to comply with ITC guidelines, ensuring safety and operational efficiency.
