1500 Villas in Baniyas West

Project Description

The project location is West Baniyas, a residential area within the Bani Yas Coalition, strategically positioned between Abu Dhabi and Al Ain. The envisioned development comprises 1,500 detached villas, each spanning the ground and first floors, with a built-up area of 900 m².

Challenge

The proposed site is located in West Baniyas, adjacent to the Abu Dhabi Al Ain Highway (E22). The development’s proximity to key infrastructure, including Abu Dhabi International Airport (17 km southeast) and Al Dhafra Air Base (9 km northeast), poses potential challenges related to traffic congestion, accessibility, and efficient circulation. Ensuring smooth integration with the existing road network while accommodating the anticipated increase in vehicular traffic from 1,500 residential units is a key concern.

Solution

As part of the development of the Baniyas West 1500 Villas Emirati Housing project, a three-lane direct access route from the E22 interchange has been designed to provide an efficient and seamless connection. To ensure the proposed road infrastructure meets the highest safety standards, a comprehensive Road Safety Audit (RSA) was conducted.

The RSA process identified potential safety concerns and provided actionable recommendations to mitigate risks and enhance road user safety. Key safety measures were proposed to minimize potential conflicts, improve traffic flow, and create a secure and efficient road network. These enhancements align with our commitment to delivering infrastructure that prioritizes the well-being of all road users while maintaining optimal network efficiency.
