Project Introduction

The RAK Central Development is a mixed-use project featuring residential, office, retail, hotel, and entertainment land uses, along with an active public realm designed to create a dynamic environment for living, working, and leisure. The development aims to serve as a catalyst for commercial growth across the Emirate of Ras Al Khaimah (RAK), contributing to the region’s economic and urban development. The total Gross Floor Area (GFA) of the project is 767,210 sqm, generating 9,358 two-way trips.

Challenges

The primary challenge of this development is the high trip generation, which could lead to traffic congestion within and around the project site. Ensuring smooth mobility and accessibility across different land uses while integrating with existing infrastructure is critical. The project must also align with RAK Municipality’s urban expansion plans and comply with regulatory requirements. Additionally, coordinating transport solutions to prevent bottlenecks and improve circulation requires strategic planning.

Solution

To address these challenges, a Traffic Management Plan (TMP) was developed using the Strategic RAK Transport Model in collaboration with RAK Municipality. The TMP focuses on optimizing access, circulation, and parking, ensuring efficient vehicular movement. Multi-modal transport solutions are integrated to reduce congestion and enhance connectivity. By leveraging data-driven planning, the project aligns with long-term mobility goals, ensuring sustainable traffic flow and smooth urban integration.
